Large enough to have it's own roomy living space with TV and chairs, it's own full bathroom and it's own entrance/exit to the back lower patio and yard for great fun, privacy, views and access! The GAME ROOM! Almost 600 sqft room set off to the side at the front of the home, this room holds all the fun! Ping Pong, Foosball, Double sided sitting arcade game (mulit games), standing Golden Tee Golf arcade, game/poker table, large couch and large TV! The room can be closed off from the kitchen and other living areas and has it's own entrance/exit to the front yard. The large OPEN kitchen is fully stocked! With a long open bar to the dining and main living room, as well as a private side sitting/coffee area leading to the back patio and deck, this space is designed for big groups and families! Full size utility room and half bath divide the primary living/dining/kitchen areas from the Game Room. Step outside the living/kitchen area onto the first upper patio. A hightop bar table and outdoor patio sitting area face the amazing views...but also have a TV for those big game fans! The patio leads to the 350 sqft covered deck where you'll find extended views, a long dining table, bench seating, another lounge chair area and the ever so popular Blackstone Grill! Step down fromo there into the small upper yard that contains the porch swing and leads down to the lower patio (off the bunk room) where you'll find a charcoal grill and fire pit. Covered by large oaks and pecan trees, this areas provides beauty, privancy and fun all day long. But step off from there and you enter the beauty of nature and the large 3/4 grassy lot that leads down to the dock and water. On your way you'll find "The Horseshoe Hangout" to sit and enjoy the scenery with extra shade from the large trees at the base of the lawn. From their, stairs will lead you down to the bulkhead/dock and the beautifyl Llano River & Lake LBJ. From there....well, your options are endless! Come stay in our Happy Place. It's all yours!
